How do I find a property to rent?

You can look through our portfolio of rental properties online or in branch, before arranging viewings with a member of our experienced and knowledgeable team. Once you have found the property you wish to let, we will discuss how to proceed in more depth.

What does referencing involve?

It is good practice for a letting agent to check your suitability to rent the property. We will ask you to complete a referencing form online, which will include your employment, credit history, right to live and work in the UK and seek proof of your identity and that of anyone living with you. If you have credit issues or other information that may affect you passing a reference, please inform us at the outset as you may lose your holding fee.

Why would I need a Guarantor?

Some landlords might ask for a guarantor if they are not satisfied your earnings are quite enough to cover the rent or if you have previous credit issues. This is not uncommon and you should not be concerned. You must choose someone to be your guarantor who lives in England or Wales and can cover your rental commitment in the event of a default. The same reference checks are then carried out for your guarantor as are done for you and they will sign the tenancy agreement in the same way.

Why should I pay a Deposit?

Landlords require a deposit to protect the property against any damage that might be caused during your tenancy. They can only charge for professional cleaning, damage or issues above normal wear and tear and this will be considered at the end of your tenancy by way of a Check Out. The deposit can be held against rent arrears.

Where will my Deposit be held?

It is a legal requirement that all deposits are held in a government-backed Deposit Protection Scheme. We secure deposits with the DPS.

What is the tenancy agreement?

A legal document that sets out clearly the terms and conditions of the tenancy and is designed to protect both you and the landlord. We are able to do individual tenancy agreements to suit either party.

Maintenance?

If there is a maintenance issue with the property or a broken appliance to be repaired and we manage the property, you should contact us as soon as possible. We will contact the landlord and call upon one of our tradesmen. If the cause of damage is attributed to you, you will be liable for the charges incurred.

Can my landlord enter the property?

Your landlord and/or their agent must give you sufficient notice (ordinarily 24hours) to enter the property, except in an emergency, such as a burst pipe.

What are my responsibilities?

By signing a tenancy agreement and paying the first months rent and deposit you are accepting the terms and conditions therein.

Am I responsible for insurance?

Yes but only contents insurance for your possessions.

How can the rent be increased?

Your landlord must enter into a period of negotiations with you and we will be happy to mediate at this time to help find a satisfactory outcome.

Can I extend/renew the lease at a property?

Once the initial fixed term has come to an end, generally you can renew so you can remain living at a property. As the term comes into its final months you should contact the landlord/agent about staying.

What happens when I want to move out?

The notice periods will be outlined in your tenancy agreement and you must give this in writing as soon as you are able we will confirm how you are to proceed.

When will my deposit be returned?

A check-out will be carried out usually on the last day of your tenancy and the report will be sent to you and the landlord as soon thereafter as possible. Your deposit will then be returned in accordance with the Deposit Protection Scheme, less any agreed deductions.
